Exciting times are ahead for Kings Real Estate, as they introduce their first ever online property auctions. The idea was that of Suki Kaur, founder and director of the Kings team, alongside fellow director, Martyn Hicks.
Kings has reigned for 8 years but Suki herself has over 30 years property experience as an independent estate agent, dealing with all types of property in the city and county with amazing success, which she puts down to passion, dedication and hard work, as well as caring about every individual client.
Throughout her childhood, growing up in Leicester, Suki learned the ropes from her mother and father, who, as well as owning and running a clothing factory on Western Road, bought and developed houses.
Their combined love of business and property certainly impressed itself upon their second child, as Suki often went with her four siblings to help decorate and renovate houses and prepare them for rental.
“I loved it,” she says, “I also enjoyed going to the property auctions with them at Leicester racecourse. It was very exciting.”
“You only have to watch television’s Homes Under the Hammer, to get hooked on auctions, and some people bid online rather than go to the auction rooms. We are taking it a step further and setting up the running of property auctions entirely online.”
Their traditional values and putting clients first has made them a leader in the market.
Combined with the ideal partnership from Martyn Hicks, also director of D.W. Hicks building contractors, Kings has flourished as a leading property market all-rounder.
Kings have taken on a new member of their team specifically to set up and run the auction business, and to involve other estate agents who may be having difficulty in finding buyers for certain ‘hard-to-sell’ properties of every price range.
Suki explained: “Our methodology includes approaching other agents asking if they would like to partner with ourselves to auction their stock online, at no cost to themselves. We will split the fees if they sell online through our auction.”
How Suki puts it, it is so simple and so well thought-out and leads to a more fluid property market for all. Her years of business and finance study at University, as well as her own life experiences and acumen, all add up to a winning property marketing service.
In her private life, Suki is a proud mum of two grown-up sons. One of them is at the University of Leicester studying business and marketing and her eldest, at 25, specialises in sports management.
Sport and fitness is close to Suki’s heart too, with running and training being her way of combatting stress and keeping calm under pressure.
Not that she really sees her work at Kings as pressured, although it can be very busy at times. She has hand-picked and grown the team with specific duties in mind and it works like a dream. “All of us are proud of how we serve each client as an individual.”
She says: “Our phones don’t just work between the hours of 9 and 5.30 and neither do we.”
“People can find moving house extremely stressful, especially if they are on their own. It can sometimes be upsetting, so I make sure I’m always there to listen. I think it is important to give clients that comfort.”
“Not many estate agents do that. I think our success is not only down to hard work but also about caring for people, listening to their individual needs and making the journey pleasant for them.”
Every year, Kings does its bit for charity and is always responsive to opportunities in that area. The team is hands-on in raising money for different causes such as McMillan, Loros and particularly homeless charities.
In the very beginning, following a suggestion by her dad, Suki started her own property business and ran if from home in Oadby.
She then moved to a serviced office nearby, which is where she first met fellow co-founding director, Martyn Hicks, a property landlord and nationwide developer.
His business, D W Hicks, has been operating as a family run construction and building firm since 1979 and Suki recalls: “I reached out to him as a landlord nearly 20 years ago and he must have seen the potential of the business because he gave us his properties to not only rent out but to also sell. “He actually made my dreams come true by investing his time, money and experience into Kings.
“Martyn has the ability to see the potential in rundown properties, and we have never looked back. In fact, we are constantly looking forward.”
As well as all types of property sales, domestic, commercial and a lettings department, Kings also source off-market opportunities which includes Land and Development, Care Homes, Hotels and a Portfolio of houses both U.K and International. By releasing assets or moving stocks ranging from £500,000 into the hundreds of millions allows them to offer both an Estate Agency and Contruction/Building/Project Management service.
They are constantly building their empire, using new technology while keeping traditional service values. After opening the online auction arm of the business, Suki has plans to take on new hand-picked specialised staff to help expand Kings further into the rest of the country and beyond.
No wonder Kings rules the property market.
